These terms apply when you buy The Canadian Home Maintenance System ("the System") from Magnolia Studios at magnolia-studios.ca. By buying the System, you agree to them. Section 8 also covers our free downloads and emails.
1What you are buying
The System is a digital product. It includes:
- 00 Read Me First (PDF)
- 01 The Complete Reference Guide (PDF)
- 02 The Interactive Worksheet Pack (fillable PDF)
- 03 The Home Cost Estimator (spreadsheet)
Nothing is shipped. There is no physical product.
2Price and payment
The price is shown on our website in Canadian dollars. It is a one-time payment. There is no subscription and no recurring charge. Payment is processed securely by Stripe.
3Delivery
Your files are emailed to the address you enter at checkout, usually within a few minutes. The email also includes a download link you can use again later.
If your email has not arrived within an hour, check your spam folder. Then email [email protected] and we will send it again.
4Refunds
If the System is not right for you, email [email protected] within 30 days of your purchase and we will refund you in full. No questions asked.
Refunds go back to your original payment method. Your bank may take 5 to 10 business days to show it.
5Updates
When the 2027 prices are ready, everyone who bought the System gets the updated Home Cost Estimator free, by email, at the address used at checkout.
6How you can use it
When you buy the System, you get a personal licence to use it for any home you own or live in. You can print it and fill it in as many times as you like.
You may not:
- Share, resell, or give away the files.
- Post them online or upload them anywhere others can download them.
- Use them to make a competing product.
The System, including its text, design, and spreadsheet, belongs to Magnolia Studios and is protected by copyright.
7Information only, not professional advice
The System is general information to help you look after your home. It is not legal, engineering, insurance, or trade advice.
- Every cost in the System is an indicative 2026 Canadian range, for planning a budget and checking a quote. It is not a quote. Real prices depend on your home, your location, and the market. Always get quotes from qualified contractors.
- Some work is dangerous, or legally requires a licensed professional. This includes electrical, gas, and structural work, and working on a roof or ladder. When the guide says to call a professional, call one.
- You are responsible for your own safety and for the decisions you make about your home.
8Free downloads and emails
Our free downloads, like the Freeze-Up List, and our emails are general information too. Sections 7 and 9 apply to them in the same way.
9Limitation of liability
We work hard to make the System accurate and useful, but we cannot promise it is complete, free of errors, or right for your particular home. To the fullest extent the law allows, Magnolia Studios is not responsible for any loss or damage that comes from using the System, and our total responsibility to you is limited to the amount you paid for it.
Nothing in these terms takes away any rights you have under consumer protection law that cannot be waived.
10Governing law
These terms are governed by the laws of Alberta and the federal laws of Canada that apply there.
11Changes
We may update these terms from time to time. The version posted when you buy is the one that applies to your purchase.

This policy explains what personal information Magnolia Studios collects, why we collect it, and how we protect it. It covers magnolia-studios.ca, our sign-up page at list.magnolia-studios.ca, our emails, and everything we sell, including The Canadian Home Maintenance System.
"Magnolia Studios," "we," and "us" mean Magnolia Studios, a business based in Edmonton, Alberta, Canada, owned by Philip Mitchell.
1Who to contact
Questions about your privacy go to Philip Mitchell, Owner, at [email protected]. He is responsible for how we handle your information, and he can answer questions about the service providers listed in section 4.
2What we collect
When you buy something
- Your name and email address.
- Your billing details, such as your country and postal code.
- Your card or payment details. These go straight to Stripe, our payment processor. We never see or store your full card number.
When you ask for a free download or join our email list
- Your email address, and your first name if you give it.
- Which page or form you used, and whether you ticked the box to get our weekly email.
- When you signed up and when you confirmed by email, and the IP address used. We keep this as a record of what you agreed to.
- Whether you open our emails and which links you click. Our email service, MailerLite, records this automatically.
When you email us
- Your email address and anything you choose to include in your message.
When you visit our website
- Information about your visit, such as the pages you view, whether you sign up or make a purchase, your device and browser type, and your IP address. This is collected through cookies and similar tools, including the Meta Pixel.
- How you use our pages, such as how far you scroll, where you tap or click, and how long you stay. This is collected through Microsoft Clarity, which can also record a replay of your visit. Clarity hides what you type into forms.
Section 5 explains these tools and how to opt out. We only collect what we need for the reasons in section 3.
3Why we collect it
We use your information to:
- Send you the files you bought, and your receipt.
- Send you the free download you asked for.
- Answer your questions and handle refunds.
- Prevent fraud and keep payments secure.
- Keep the records we are required to keep for tax and accounting.
- Keep a record of your consent to receive our emails.
- Send the emails you signed up for.
- Measure how our ads perform, and show them to people likely to find them useful.
- See which parts of our website work and which confuse people, so we can improve it.
- Improve our products.
If you ask for a free download without ticking the box for our weekly email, we send you the download and nothing else.
After you buy, we send a few short emails to help you get started with what you bought, and one asking how it went. We will not add you to our weekly email without asking you first. Every email we send has an unsubscribe link, and you can tell us to stop emailing you at any time.
4Who we share it with
We do not sell your personal information. We share it only with the service providers that help us run the business, and each one gets only what it needs to do its job.
These providers are based in the United States or other countries, or run servers there. This means your information may be stored or processed outside Canada, for the purposes in section 3. While it is outside Canada, it may be accessed by courts, law enforcement, or government authorities under the laws of that country.
You can email us for more information about how these providers handle your information. We may also share information if the law requires us to.
5Cookies, the Meta Pixel, and Microsoft Clarity
Meta Pixel
Our website uses the Meta Pixel, a small piece of code from Meta. Third parties, including Meta, may use cookies, web beacons, and similar tools to collect information from our website and elsewhere on the internet. They use it to measure ad results and to target ads, including ads you see on Facebook and Instagram.
Microsoft Clarity
We work with Microsoft Clarity and Microsoft Advertising to see how you use and interact with our website, through behavioural metrics, heatmaps, and visit replays. This helps us improve the site and our products. Website usage data is collected with first and third party cookies and other tracking tools, to show us how popular our pages are and to help with security and fraud prevention. How to opt out
- Change your ad settings with Meta: facebook.com/adpreferences
- Opt out of interest-based ads from participating companies in Canada: youradchoices.ca
- Opt out in the United States: aboutads.info/choices
- Block or delete cookies in your browser settings. This also stops Microsoft Clarity from recording your visits.
Blocking cookies will not stop you from buying, signing up, or downloading anything.
6How long we keep it
- Purchase records (your name, email, what you bought, and the amount): at least six years, because Canadian tax law requires it.
- Email list: until you unsubscribe or ask us to remove you. After that, we keep your email address on a do-not-email list so we don't contact you by mistake, and we keep the record of your consent for up to three years.
- Emails you send us: for as long as we need them to help you.
- Website visit data: held by Meta and Microsoft under their own policies. We do not store it ourselves.
When we no longer need your information, we delete it.
7How we protect it
We use established providers with strong security. Payments are handled by Stripe, which is certified to the highest level of the payment card industry security standard (PCI DSS Level 1), so your card details never reach us. Access to our business accounts is limited to the owner and protected with strong passwords and two-step sign-in where available.
If a breach ever creates a real risk of significant harm to you, we will tell you and report it as the law requires.
8Your rights
You can ask us to:
- Tell you what personal information we hold about you.
- Correct it if it is wrong.
- Stop using it, unless we need to keep it for legal reasons.
Email [email protected]. We will reply within 30 days.
If you are not satisfied with our answer, you can contact the Office of the Information and Privacy Commissioner of Alberta or the Office of the Privacy Commissioner of Canada.
9Children
Our products are made for homeowners. They are not meant for children, and we do not knowingly collect personal information from children.
10Changes to this policy
If we change this policy, we will post the new version on this page and update the date at the top.
